In February, we took over the project from an insolvent project developer. The listed building, which flanks the area around Checkpoint Charlie with its beautiful façade, is to be converted into a hotel as part of an intelligent revitalization project.

    Smart transformation

    Instead of costly conversions, pods are to be integrated into the interior as hotel rooms. The resulting spatial concept includes both the exterior, interior and intermediate spaces as usable areas. The latter serves not only as a space for hotel guests to move around, but also as a lounge area for socializing and networking. Thanks to the pods, the existing building remains almost entirely intact.

    Low-tech solution for microclimates

    The F210 also has to deal with the hurdles of the existing building's energy deficits. This is solved in the spirit of low-tech. Instead of a comprehensive refurbishment of the building, the pods form small, solitary climate zones within the building. This can save around 40 % of the construction costs that would be incurred as part of an energy-efficient refurbishment.
