Alram 14

Where an abandoned construction site dominated the Sendling skyline between 2019 and 2025, the Alram 14 development project offers a new vision for the site and stands as a prime example of urban regeneration.

A plot of land with history

The City of Munich had already granted planning permission for the site back in 2019. The then owner and developer, M-Concept, had planned to build luxury owner-occupied flats with a concierge service. However, following the demolition of the former Rewe supermarket and the excavation of the approximately ten-metre-deep construction pit, the project ran into financial difficulties and was finally halted following insolvency proceedings. For years, nothing happened. The excavation pit, soon known as the ‘Sendlinger Loch’, filled with groundwater and became a new home for fish, ducks and numerous rubber toys from the neighbourhood.

Good things come to those who wait...

After more than five years of inactivity, ehret+klein’s investment management team prepared the project for the US investor Pembroke in 2025, thereby enabling the purchase and the resumption of construction work. ehret+klein was subsequently commissioned with the project development and began pumping out the approximately 30 million litres of water in July 2025 – enough to fill the Sendlinger Südbad 30 times over. The rubber animals were also collected and the fish living there were caught in a manner appropriate to their species. This cleared the way for construction to begin at the end of 2025.

    Wohnraum für München

A six-storey development is taking shape at 14 Alramstraße, comprising a mix of 186 rental flats, retail outlets and childcare facilities. Instead of luxury owner-occupied flats, the development will feature rental flats that are better suited to the neighbourhood. The redesign will result in over 50 per cent more flats than originally planned. Landscaped outdoor spaces with seating areas will enhance the quality of life for future residents and visitors. Another plus point is that Rewe is returning to the site as a tenant of the retail space, serving as a central hub for local amenities.
