Halbergstraße 1, Saarbrücken

Adjacent to the “Nauwieser Viertel” district, we are revitalizing a six-storey office building from the 1970s, which served as the main location for the AOK health insurance company. The outdated commercial space is to be converted into attractive spaces for living, care and offices. The natural stone façade will be retained and the extensively sealed surroundings will be broken up and renaturalized.

    Room for improvement

    On a total of around 1.550 m², the low-rise building on the first floor with a ceiling height of up to six meters provides the ideal backdrop for retail, fitness or wellness. The all-round window front and the large number of flat roof windows allow natural light into the interior. The spacious parking lot in front of the building and the central location make the site easily accessible by both public transport and car.

      Rethinking the old

      Demand for residential space is high throughout Germany. While many purely commercial properties are struggling with increasing vacancy rates and difficulties in re-letting, we prefer to look at the potential offered by transforming the original purpose of use. This is also the case in Halbergstrasse, as the original office units in the south and north towers are ideally suited for conversion into commercial apartments. Accordingly, uses in the form of serviced apartments or assisted living are conceivable here.
